Home Close ("we," "us," or "our") is a real estate technology platform operated by Diaphora Inc. This Privacy Policy explains how we collect, use, disclose, and safeguard information when you use our platform at homeclose.ai (the "Service"). Please read this policy carefully. By using the Service, you agree to the practices described here.

Account information: When you register, we collect your name, email address, and professional information such as brokerage name, license number, and market location.

Listing data: Agents may upload property information, photos, and related documents through the Service.

Open house and buyer data: We collect contact information submitted by open house visitors and prospective buyers, including name, email, and phone number, with their consent.

Instagram data: If you choose to connect your Instagram account, we collect and store your Instagram user ID, a long-lived access token, and metadata for posts you explicitly select to feature on your listing pages (including media URLs, captions, and permalink URLs). We do not collect or store your Instagram password. We do not access posts you have not selected. This data is used solely to display your chosen posts on your public listing pages.

Usage data: We automatically collect standard log data including IP addresses, browser type, pages visited, and timestamps for security and analytics purposes.

• To display agent-curated Instagram posts on public listing pages, when you have connected your Instagram account and selected specific posts
• To communicate with you about your account and listings
• To process payments and manage subscriptions
• To comply with legal obligations
• To detect and prevent fraud or abuse

When you connect your Instagram account via the Instagram Login feature, Home Close receives permission to access basic information about your account and media. Specifically:

• We request the instagram_business_basic permission to read your recent media posts.
• You select which posts to feature on each listing — we only store the posts you explicitly choose.
• Media URLs are cached in our database so that featured posts remain visible on your listing pages even after your Instagram session expires.
• You may disconnect your Instagram account at any time from your Agent Settings page, which removes your access token from our systems.
• We do not sell, share, or use your Instagram data for advertising or any purpose beyond displaying your selected posts on your listing pages.

Our use of Instagram data complies with the Meta Platform Terms and the Meta Developer Policies.

If you choose to connect your Google Calendar, Home Close uses read-only free/busy access to prevent double-booking of property showings. Specifically:

• We request only the calendar.freebusy scope. We can see the time ranges during which you are busy or free — we never access the titles, descriptions, attendees, locations, or any other details of your calendar events.
• We store an OAuth refresh token (encrypted, at rest) so we can check your availability when a buyer requests a showing. We do not store your Google password.
• Free/busy times are used solely to block unavailable slots on your listings’ showing calendars. We do not sell, share, or use this data for advertising or any other purpose.
• You may disconnect Google Calendar at any time from your Agent Settings, which immediately deletes the stored tokens from our systems.

Home Close’s use and transfer of information received from Google APIs adheres to the Google API Services User Data Policy, including its Limited Use requirements.

We do not sell your personal information. We may share data with:

• Service providers: Third-party vendors who help us operate the Service (e.g., cloud hosting, payment processing, authentication), subject to confidentiality obligations.
• Legal requirements: When required by law or to protect the rights, property, or safety of Home Close, our users, or the public.
• Business transfers: In connection with a merger, acquisition, or sale of assets, with appropriate notice to affected users.

We retain your information for as long as your account is active or as needed to provide the Service. You may request deletion of your account and associated data by contacting us at the address below. Instagram access tokens and Google Calendar tokens are removed immediately upon disconnecting the respective integration.

We implement industry-standard security measures including encryption in transit (TLS), encrypted storage for sensitive tokens, and access controls. No method of transmission over the internet is 100% secure, and we cannot guarantee absolute security.

Depending on your jurisdiction, you may have rights to access, correct, delete, or restrict processing of your personal data. To exercise these rights, contact us at privacy@homeclose.ai. We will respond within 30 days.

The Service is not directed to children under 13. We do not knowingly collect personal information from children. If you believe we have inadvertently collected such information, please contact us immediately.

We may update this Privacy Policy from time to time. We will notify you of material changes by posting the updated policy on this page with a new effective date. Continued use of the Service after changes constitutes acceptance of the updated policy.
